How does H&R Block get a lease for a few months? When I've contacted retail spots about getting a lease, they want a 3-5 year commitment? H&R Blocks seem to appear in November and disappear by May... how can they get a 6 month lease? Is it possible if you push for one and pay more per month? I'd LOVE to get a retail spot from sep thru jan to sell my products for the Christmas Rush...

Have you considered Mall Kiosks? I believe they are month to month.

Where the tax people stay in the same place all year long, even though they only occupy it for several months, they are paying a full years lease, just to make their killing the first few.
As far as malls, almost all require you to pay for November and December, again even if you set up Nov 23, and the rents are triple, or more, than the other 10 months. I know, I'm in a mall and know people in others.
You might find one that will sort of let you slide for Nov & Dec if you are there all year, or they will "annualize" the rent so you don't get hit with a big payment the end of October. -
Hmm... so maybe H&R Block pays for a full years' lease and just occupies it for 4 or 5 months? Guess it makes sense since they do make a killing during taxtime and it'd be silly to pay people to staff an office that doesn't get any business for 6 months.
I heard of the mall kiosk thing... they seem like such a lack of space... it's amazing you guys can stock/sell enough stuff to cover rent. I never realized you were in a Kiosk, Pete... how bad is your rent, if you don't mind my asking? Since we're in the same area it'd give me a good idea of what I'd be looking at if I did decide to sell stuff on a Kiosk.

All of the local malls are about $ 1500 a month through the year. Military Circle may be a bit less.
November - December (you have to take them both) will be in the $ 6,000 to $ 9,000 range for both months.
These are for carts, kiosks are higher depending on square footage. (If they allow them.)
